PermaTicos Habitat is a Costa Rican regenerative development company founded on a simple belief: development should leave every place better than we found it.
We bring together permaculture, regenerative design, bioclimatic architecture, natural construction, project management, and responsible real estate development to create places where people and nature can thrive together.
Our work is rooted in Costa Rica, particularly the forests, communities, and coastal landscapes of Guanacaste and the Nicoya Peninsula. We understand that every property is part of a larger living system. The land, water, climate, biodiversity, buildings, and people are interconnected—and good development begins by understanding those relationships.
Founded by Tony Vargas
PermaTicos Habitat was founded by Tony Vargas, a Costa Rican entrepreneur, project manager, and regenerative permaculture design practitioner whose path has evolved from business and technology into a deeper connection with land, nature, and sustainable living.
With a background in Business Administration, project management, permaculture design, regenerative agriculture, bioarchitecture, and natural construction, Tony brings together two perspectives that are rarely found in the same place: the practical discipline of business and development, and the ecological thinking of permaculture and regenerative design.
His experience working with people, managing complex projects, developing systems, and living closer to the land shaped the philosophy behind PermaTicos Habitat: sustainability should not be an afterthought added to development, it should be part of the design from the beginning.
From Sustainable Development to Regenerative Development
We believe there is an important distinction between sustainable and regenerative development.
Sustainable development seeks to reduce harm. Regenerative development seeks to create positive change.
That means looking beyond the building itself and asking larger questions:
How can development restore rather than degrade the land?

– How can water be captured, conserved, and returned to the landscape?
– How can biodiversity become part of the design?
